On the face of it the report was comprehensive but it has cast doubt onto the relevance of such reports in our view. As an example, on occupying our new property, the shower did not work and a plumber said it hadn't worked for 6 months. The bathroom floor was in effect floating at one end, the landing floor had two large cracks in the board causing the floor to spring, the hot water cylinder was on its last legs. the consumer unit was condemned by an electrician, the porch was in danger of collapse and I could go on. In addition the boiler was venting directly underneath a bedroom window. None of this was noted in our report. Surely such basic faults should be reported in a Homebuyers Survey.

Both Marcus and his PA Caroline have been exceptionally helpful, prompt and informative in helping me with both RICS and specialist defect / structural surveying in Harrogate. I am also delighted that Marcus is able to provide any structural engineering calculations and plans (for future renovations), alongside advice that I may require, due to his engineering background. This is an important distinction, coupled with their local knowledge and diligence. I look forward to using Progress again in the future and am extremely grateful for all their help - the surveying quote I received was also half of what others were charging locally. Excellent and efficient customer service. Responded quickly to emails, got us booked in as soon as possible and attended the residence when they promised. Survey report was delivered on time and the contents were of a really high standard. Would recommend highly if you are looking for a survey. Great company to deal with.

A detailed report produced in a timely manner. My issues were 1) the exclusion of three points I'd specifically asked to be investigated as part of the survey which required me to follow up on the matter 2) Issues that should have been flagged in the survey were missed and popped up post purchase (e.g. numerous bits of pointing needed on the porch roof and main roof - both visible from ground level). Some of this is evident in the survey photos so were present at the time and should have been flagged.

Edit with regard to the owner's response: As mentioned above, I did have to ask about the three points which were provided with no apology for the oversight from either PA or surveyor. The other issues popped up post purchase (again as stated), so I'm unclear as to what you expected to address at that stage once I had no negotiation leeway with the previous owner.
