Good communication however put a lot of the responsibility on you as the buyer and don't appear to have their own initiative on things, for example, the property we bought had an extension and when the paperwork was received there was no mention of this or planning permission - I had to raise this with the solicitor, also the property had a log burger, again no paperwork received in relation to this and again I had to query. Unsure of this is now normal practice when it comes to property solicitors but found it to be quite frustrating as obviously I'm not the expert - they are and I would expect them to take the lead.

Derek Smith & Co are very efficient and definitely on the ball. I’ve had to pull out of buying a house due to their findings and while it was disappointing and cost money it would have been even more expensive if I’d continued.
